When purchasing, you pay a capped sum equal to 70% of the open market value* of the property, the remaining 30% will be held in perpetuity by the Royal Borough of Greenwich.

A restriction will be placed upon the title of the property requiring that when you re-sell, first you must offer the property for sale to the Royal Borough of Greenwich, for a price not more than 70% of the open market value*.

Do I qualify for the scheme?
To qualify for one of the Discount Market Sale apartments within The Square at Kidbrooke Village, applicants must meet the following criteria:

  • Is a resident or employed within the Royal Borough of Greenwich

  • Earn a gross annual household income which does not exceed £66,000

  • Unable to purchase a suitable home to meet their housing needs on the open market

  • Do not already own a home and will be the owner occupier of the property

What happens when I want to sell the property?
If you later wish to re-sell your home, you must first offer to sell the property to the Royal Borough of Greenwich for no more than 70% of the open market value at the time of sale.

If contracts are not exchanged with the Royal Borough of Greenwich within 6 weeks of your offer, you will be free to sell the property on the open market, provided that you pay 30% of the open market value to the Royal Borough of Greenwich on completion of the sale.

The Royal Borough of Greenwich and the second owner will then apply to remove the restriction on the title of the property.

*Terms and Conditions: A restriction will be placed on the title of the property requiring that when you re-sell, you must offer the property for sale to the Royal Borough of Greenwich for a price not more than 70% of the open market value. The open market value will be established by an independent valuation carried out on behalf of any reputable mortgage lender within 3 months of the date upon which such value is to be established.
