Since 2016, more than 200 families have moved into their homes with Wayhome. Our Deposit Bridge product isn't Shared Ownership. You pay 1% upfront, live in a new-build home from a top 10 UK housebuilder on a fixed monthly payment for five years, then choose whether to buy the whole home with a 10% deposit boost from us. About us
We started Wayhome in 2016 to help people who can afford to rent, but haven't been able to save a large deposit, find a route to owning a home. More than 200 families have moved into their homes with us so far, and we recently launched our new build proposition Deposit Bridge to help many thousands more take their first steps into homeownership.
How Deposit Bridge works
Deposit Bridge is a rent-to-own product, not Shared Ownership. You don't buy a share of the home with Deposit Bridge. Instead, you choose a new-build home from one of our partner developers and we and our funding partners buy it for you. You pay a 1% purchase option fee on day 1, but no other costs (there's no stamp duty or solicitor's costs at this stage). You move in straight away, and live in the home for five years on a fixed monthly payment that can't go up.
In the final year you decide what happens next. You can buy the whole home at 10% below its value, as set by an independent RICS-qualified surveyor. Most mainstream mortgage lenders will accept that discount as all or part of your deposit, so you can get a conventional mortgage with a 90% loan-to-value - depending on interest rates at the time, it's possible that your monthly payments will reduce at that point.
If you don't want to buy the home from us, or if you want to leave early, you can move on, with no penalty, and you may receive up to 7% of the sale proceeds to help with your next move, depending on how long you've lived there.
Because you don't own part of the home while you live there, you'll usually still count as a first-time buyer when you buy the home from us or if you choose to buy another home somewhere else.
Who it's for
Deposit Bridge is for households with a gross income of at least £35,000 who can afford their rental payments and want a clear plan for buying. You can check what you could afford in a few minutes with our Home Budget, which uses a soft credit check that won't affect your credit score.

We offer Deposit Bridge on selected new-build homes from a number of top 10 UK housebuilders. We have homes in around half the counties in England. Our new homes are highly energy efficient and come with full NHBC warranties (or equivalent).
