New year, new home: Shared Ownership homes coming to the market in early 2026

January traditionally brings a noticeable surge in home-hunting activity, as interest picks up again following the lull of the Christmas period. Indeed, we saw an almost 50% increase in website traffic during January of this year, compared to the four weeks across December 2024.*

For those hoping to make their move in 2026, we list a wide range of homes on our property portal, with a significant selection available through Shared Ownership. Designed to support first time buyers, Shared Ownership allows purchasers to buy a share of a home (typically 10% – 75%) and pay subsidised rent on the remainder. Because the deposit is based only on the share purchased, the upfront costs can be significantly lower than buying outright. Demonstrating the demand for more accessible routes onto the property ladder, our most recent survey found that 67% of respondents felt the government should have offered more support for first time buyers in the recent Autumn Budget.**

To help buyers plan ahead for the busy new year rush, we’ve rounded up five of the top homes which will be launching across the UK in early 2026 on Share to Buy.

Aviator Park, Huntington

Launching in early 2026, Aviator Park will offer a new collection of Shared Ownership two, three and four bedroom family houses set within the Cambridgeshire countryside. Ideal for first time buyers and growing families, this Hyde New Homes development combines contemporary design with a peaceful village setting surrounded by picturesque market towns and green landscapes.

Just a short drive from Huntingdon – with direct trains to London St Pancras in just over an hour – the location offers both rural calm and excellent connectivity. Nearby villages including Upwood, Bury and Ramsey provide independent shops, cafés and nature reserves, creating a welcoming community feel.

Pricing is expected to start from £92,000 for a 40% share of a two bedroom home (full market value: £230,000). However, pricing is subject to change at the time of the launch. Find out more here.

L&Q at Darwin Green, Cambridge

Closer to Cambridge city centre is L&Q at Darwin Green – where a new phase of homes will be launching mid-January 2026. The development will offer a mix of two bedroom apartments, maisonettes and three bedroom houses, with new house styles and layouts not previously available, providing even greater choice for buyers looking to put down roots in one of Cambridge’s newest neighbourhoods.

This upcoming phase marks further progress in the wider Darwin Green masterplan – a major new community that will ultimately deliver over 1,500 new homes just outside Cambridge city centre. Designed around a 15-acre central park, sports pitches and a network of leafy pedestrian and cycle routes, the development encourages a sustainable, largely car-free lifestyle. A host of on-site amenities will also be delivered, including a health centre and library.

Shared Ownership opportunities in Wingham are rare, making the launch of Fortuna Fields a notable moment for buyers hoping to secure a home in one of Kent’s most desirable villages. The first collection of two bedroom houses from Moat Homes will be available for off-plan reservations from mid-January 2026.

Wingham offers a distinctive blend of countryside charm and destination appeal – home to the award-winning Dog at Wingham Gastropub and close to the popular Howletts Wild Animal Park. Positioned between Canterbury and Sandwich, it provides peaceful village living with convenient access to larger towns. The new two and three bedroom homes are thoughtfully designed, ideal for first time buyers and growing families alike.

Pricing for the first collection of two bedroom homes will be confirmed in January 2026. Keep up to date right here on the Share to Buy website.

Known for its creative energy, independent businesses and excellent transport connections, Peckham remains one of London’s most exciting areas for first time buyers.

Designed with convenient living in mind, homes come with open-plan layouts and a range of fully integrated appliances, as well as energy-efficient underfloor heating throughout. The development offers a private central courtyard, while its original kiln chimney has been preserved as a striking architectural feature. Cyclists are prioritised at Glengall Rise, which sits on Cycleway 35. There’s a Brompton Bike Hire station on the ground floor, exclusively for residents’ use, and for added convenience, the development also features intelligent parcel lockers.
