In Scotland, is a government scheme that allows buyers to purchase a 25%, 50% or 75% share in a property, while paying an Occupancy Charge to a housing association on the remainder that they own. The scheme gives priority to:

• First time buyers with limited housing alternatives.
• Members of the armed forces.
• Veterans who have left the armed forces within the past two years.
• Widows, widowers and other partners of service personnel for up to two years after their partner lost their life while serving.
• Public sector tenants.
• Families on low incomes.
• Disabled people.

The NSSE housing scheme provides eligible buyers who can’t afford to buy on the open market with the opportunity to purchase a new-build home from a housing association or local council. You’ll buy a share of the home, usually between 60% and 80%, with the Scottish Government owning the remaining share through a Shared Equity agreement. So, if you purchase 60% of the property, the Scottish Government would hold the other 40%.

This scheme is open to first time buyers and previous homeowners who have experienced a significant change in their circumstances, i.e. the breakdown of a marriage. The government-backed scheme is also available to certain priority groups, including:

• People aged 60 and over.
• Social renters (people who rent from the council or a housing association).
• Disabled people.

Shared Ownership is available on both new-build and resale homes. Resales are pre-loved properties that you can purchase through the Shared Ownership scheme, where the current shared owner is selling.

No – although this is a common misconception! The ‘shared’ element of the scheme simply means you’re sharing ownership of your home with a housing association. If you decide to buy a Shared Ownership home in Scotland, you’re effectively purchasing a portion of a property. Your initial share will usually be between 25% and 75%, paying a mortgage on the part that you own and an Occupancy Charge on the remainder.
