From there Paddington is just a five-minute ride, its 12 to Oxford Circus and 22 to London Waterloo.

Eating out
Salusbury Road is your closest foodie destination – and it’s a five-minute walk away. Here you’ll find familiar favourites like Gail’s and a growing number of independents such as Cocotte – a Modern French café. However, our pick of the bunch is a stroll around Queens Park Farmers Market – its open Sundays between 10am and 2pm.

The great outdoors
West London is known for its green spaces and picture postcard scenes. Queens Park and Paddington Rec are local to NWQ and Little Venice with the canal network are one stop from Queens Park. The world-famous Hyde Park, Regents Park and Hampstead Heath are in neighbouring boroughs.

To be eligible you will need to reserve your home before 30th April 2025 and complete on your house purchase 30th June 2025 and is subject to contract and status. The maximum value of the offer cannot exceed maximum of 5% of the share value you are purchasing and is based on and limited to the purchase of a 25% share. If you purchase a larger share, the offer is still limited to 5% of a 25% share.

The offer is to make a contribution towards your deposit of up to 5% of the purchase price of your new home. Plot 105 at Carlton Place has a list price of £117,500, therefore the offer is capped at 5% or £5,875. This will be a one-off payment and the relevant contribution will be deducted from your completion statement. The offer is subject to the purchaser confirming a full reservation on the plot being purchased.

The offer is subject to your lender's criteria and may reduce the equity to mortgage ratio. Offer may not be accepted by some lenders or may lead to refusal to provide a mortgage based on your circumstances. The offer may be withdrawn or altered at any time prior to payment of the reservation fee of the relevant plot. The offer cannot be used in conjunction with any other offer and no cash alternative is available. The offer does not apply if you withdraw from the purchase of your home.

By offering a financial incentive in return for an immediate decision to reserve or buy a new home (in the case of time-bound events such as Black Friday or launch events etc.) customers will be given 7 days to consider the purchase - even if this goes beyond the incentive timescale - during which time the incentive (but not any specific home) will be held open for them. Sales teams will be clear with customers who wish to take this additional time, that the home could still be sold to others.
