About the Property

As you enter the property, you will be in the entrance hallway. On your left is the first bedroom, which is a great size and features a built-in wardrobe with mirrored sliding doors, and a large window allowing lots of natural light into the room. Neighbouring this is the second bedroom, which is also a good size, and benefits from another good-sized window. Opposite the bedrooms is the bathroom, featuring a modern style with light beige tiling, and both bath and shower facilities. The bedrooms and hallway benefit from carpeting, with fitted flooring in the bathroom.

At the end of the hallway is the door to the living room and kitchen. There is a nice separation by a half wall, as well as fitted flooring in the kitchen, and carpet through the living room. In the kitchen, there is a large double-door built-in cupboard, in addition to the usual kitchen cupboards. There is an integrated oven with electric hobs and overhead extractor. The living room is a great size, with a duck egg blue feature wall, and windows on two walls.

About the Area

Houghton Regis is a market town and civil parish in Bedfordshire, East of England. The parish is located in Central Bedfordshire, and neighbours Dunstable. Houghton Regis has a great range of local amenities, including supermarkets such as Lidl and Morrisons, many pubs and restaurants, several primary and secondary schools, community centres and outdoor green spaces, and more.

Houghton Regis Town Council organises several regular free events every year. These include Pancake Race, Easter Egg Hunt, May Fayre, Carnival, Classic and Vintage Car Show, the latter replaced by Houghton Rocks from 2016 which included the Classic cars and a boot sale with fairground.

The Greenway and the route through Dunstable and Houghton Regis forms part of National Route 6 of the National Cycle Network. This provides walking and cycling routes between Milton Keynes, Luton and London. The Luton to Dunstable Busway guided bus system opened in 2013, proving bus rapid transit services from Houghton Regis to Luton Airport via Dunstable and Luton.

Shared Ownership, how does it work?

If buying a home seems out of reach, Shared Ownership* could be the answer and offers a great alternative to renting. This property has a 60% share available to purchase, and you will pay a subsidised rent on the remaining share, as displayed above. In the future you can purchase further shares in your home** or sell your share and move on.

*Properties are offered as leasehold.

**Some properties are restricted to the level of share you can purchase.

Please note: Your home may be repossessed if you do not keep up repayments on your mortgage.

Monthly Cost Calculator

The ‘estimated total monthly cost’ for a Shared Ownership property consists of three separate elements added together: rent, service charge and mortgage.

Read More Read Less
  • Rent: This is charged on the share you do not own and is usually payable to a housing association (rent is not generally payable on shared equity schemes).
  • Service Charge: Covers maintenance and repairs for communal areas within your development.
  • Mortgage: Share to Buy use a database of mortgage rates to work out the rate likely to be available for the deposit amount shown, and then generate an estimated monthly plan on a 25 year capital repayment basis.

NB: This mortgage estimate is not confirmation that you can obtain a mortgage and you will need to satisfy the requirements of the relevant mortgage lender. This is not a guarantee that in practice you would be able to apply for such a rate, nor is this a recommendation that the rate used would be the best product for you.
