You are eligible to purchase a Home Reach property in England or Wales if:

· Your household income does not exceed £80,000 per annum for homes outside of London (£90,000 in London)

· You have a deposit (at least 5% of the share value)

· You are a first-time buyer or used to own a home, but cannot afford to buy outright now

· The shared ownership property will be your principle and only home

· You have passed a financial assessment, demonstrating you are financially able to purchase the minimum share value and support the monthly costs.

· Household minimum income must be above £59,330

Are you eligible for a Shared Ownership home?

Eligibility will vary depending on which property you are looking at purchasing, the property size and whether there are any criteria imposed by the local authority.

General Shared Ownership eligibility criteria
You must be aged 18 or older.
Your annual household income if buying outside of London must be less than £80,000.
Your annual household income if buying in London must be less than £90,000.
You will normally be a first time buyer or be in the process of selling your home. You must not own any other property at the time you buy your new home.
You should not be able to afford to buy a home on the open market which is suitable for your housing needs.
You must be able to show you are not in rent or mortgage arrears.
You must be able to demonstrate that you have a good credit history (no County Court Judgements or bad debts) and can afford the costs and regular payments involved in buying a home.
Please note: You should always check the eligibility required with the specific development, as there may be specific criteria.

Priority for Shared Ownership:
In some instances priority for Shared Ownership properties can be given to applicants:

That work for the Armed Forces / Ministry of Defence.
Who are council and housing association tenants.
Who live or work in the borough in which the property is located over those who currently live or work outside it.
On some developments, secondary priority is given to applicants who live or work in the neighbouring borough

Coastline Housing are responsible for approving your local connection and we will need to have all evidence of this before an offer of a property will be made.

To meet the local connection criteria for this scheme, you will need to meet one of the following:

a) being permanently resident in the Parish of Perranzabuloe therein for a continuous period of at least three (3) years immediately prior to the date of a Housing Application; or

b) being formerly permanently resident therein for a continuous period of at least five (5) years; or

c) having his or her place of permanent work (normally regarded as 16 hours or more a week and not including seasonal or casual employment) therein for a continuous period of at least three (3) years immediately prior to the date of a Housing Application; or

d) having a connection through a close family member (normally mother, father, brother, sister, son or daughter) where the family member is currently resident therein and has been so for a continuous period of at least five (5) years immediately prior to the date of a Housing Application and where there is independent evidence that the family member is in need of or can give support for the foreseeable future or on an ongoing basis.

*The local connection criteria does not apply if you are a serving or previously serving member of the regular armed forces or qualifying under any other clause of the Allocation of Housing (qualification criteria for armed forces) (England) regulations 2012.

**Priority will be given to applicants that hold a local connection to the Parish of Perranzabuloe.
