Am I eligible?

Eligibility to buy a home using Shared Ownership at Leaside Lock is governed by the Greater London Authority and the Local Authority Tower Hamlets.

You need to be over 18 and resident in the UK.

You may be eligible for this property if: You have a gross household income of no more than £90,000 per annum. You are unable to purchase a suitable home to meet your housing needs on the open market. You do not already own a home or you will have sold your current home before you purchase or rent.

As a guide you will need to have a household income of at least £60,043. You will need access to savings of at least £4,000 to cover the cost of buying the home. A minimum 10% deposit approx. £16,800. Total approximate savings required £20,800.

Southwark

Applicants must be earning under £90,000 to be eligible for one-, two- and three-bedroom apartments.

If you are an existing homeowner, we will not be able to allocate you a home unless you have found a buyer for your existing home and are deemed to be in need of housing by your local council.

As a guide you will need to have a household income of at least £75,768.You will need access to savings of at least £4,000 to cover the cost of buying the home. A minimum 10% deposit approx. £15,250. Total approximate savings required £19,250.

All London applicants will be considered with priority given to people who live/work in the borough.

Applicants must be earning under £90,000 to be eligible for one, two- and three-bedroom apartments.

You cannot afford to buy a home that suits your household’s needs on the open market
You have savings to cover a mortgage deposit and can obtain a mortgage
You are a first-time buyer
If you already own a home and need to move but cannot afford to – or you have equity from a recent sale – please contact us, as there are some circumstances under which you may still be eligible. In some cases, due to criteria set by local authorities, you may be asked to show a connection to the local area where you’re looking to buy. For instance, you might currently live and/or work there.

Applicants with a household annual gross income in excess of £90,000 are not eligible for Shared Ownership in this area.

· You are unable to purchase a suitable home to meet your housing needs on the open market. (Shares cannot be purchased in cash unless you are unable to obtain a mortgage due to age or religious grounds)

· You do not already own a home, or you will have sold your current home before you purchase or rent.

· To purchase this 25% minimum share you will need a minimum joint household income of £61606 and available savings of £6250 for a 5% mortgage deposit.
